Hi guys, so I know a lot of you are from Long Island, I was wondering if I can get some advice. I travel a lot, but have a "permanent" house in upper Westchester. Lately, I've been looking for a nice vacation home somewhere. I'm in the market for a nice house for quite some time now, and really like the idea of Long Island. Something like oceanfront preferably and in a nice neighborhood. I'm not familiar with Long Island at all lol, and I've been looking to get a house on LI for over a year now, just haven't been too serious about it till now. Any reccomendations or etc, I would greatly appreciate. I'm looking for something along the lines of 6.5-8m, 5 bedroom, 6 bathroom (1 or 2 master) and a 3-4 car garage.

I personally think you'd be crazy to buy that level of vacation home on long island. If you have that kind of money buy somewhere with warmer weather and where you don't have to pay both arms and legs in taxes for a school system you will never utilize. The day I spend millions on a home on the island is when I check myself into the looney bin.

Just my feelings on it.

Pre 1995 I would encourage buying on the island. But once I shipped out to the army and was gone for 4 years I saw first hand from moving back where the island is heading. The house you buy for millions will be reasessed 5-10 years after you buy it to where it will be a dead end property.

Lol these school taxes I know they suck :/ Like I mentioned I'm not familiar with these neighborhoods, but lots of my colleagues always talk about LI and their places, and it caught my interest.

I hear ya. The island itself has been going downhill for sometime now. The prices are going up and the value isn't matching it. It's everything. Taxes, traffic, attitudes, and in any neighborhood that has wealthy residents a lot of them are snobbish. Just take a weekend trip to the hamptons and walk around. Go to the shops that locals are sitting out in front of and see how they watch you.

It's either fit in their way or you don't.

I'm just not a fan of this island anymore:(

Yeah I see what you mean. I am also looking at Tampa as well as suburban California and Arizona.

I would check out the Hamptons just figure out if you want the sound, bay or the ocean. You might want to look into areas by the ferries then you can skip the trip through the city.
I would also look into shelter Island,

What kind of area are you looking for? There are a lot of towns that fit your criteria.

Mainly Oceanfront, because in the future I would like to purchase a boat / mid sized yacht.

Look into long beach it's got everything ! 45 min train ride from penn station ocean beaches 2.5 mile boardwalk great night life / restruants! Not snobby like the hamptons and much closer to u if I had $ id look into a co op on boardwalk with pool and when u move in u can take me for ride on ur boat!

I have a client of mine that's selling his vacation home in Quogue. It's on the ocean and had 400' of waterfront so plenty of room for a boat.

Check out the North Fork. Your money will get you something better there than in the Hamptons, and definitely not the huge crowds. Not near the Ocean, but you have LI Sound on the north and Peconic Bay on the south. Once you get further east, past Greenport towards Orient, you may find both bodies of water within a short walk from your house. You mentioned getting a boat....if you keep it at or near Orient, you have easy access to the whole east end. If it's for fishing, you'll find some of the best striped bass fishing in LI off Orient in Fisher's Island Race and the Sluiceway.

Yes you want to look at the North Fork. If you want a decent sized boat consider Greenport as they have heavy dock services. Otherwise I would say look from Jamesport to Greenport on the south side of the fork (on the bay). Nice beaches with calm water, LOTS of boat slips and great local towns.
